Patterson is new. Close to half its houses were built between 2006 and 2010, two thirds have four or more bedrooms, and the trees are mostly still under Vaughan's permit threshold. What governs work here is not trees. It is the engineered lot grading the builder left behind.

Overwhelmingly new build: roughly two thirds single detached, with row houses making up most of the rest, and very high owner occupancy. Locals know the sub-pockets as Thornhill Woods, Upper Thornhill Estates and the Valleys of Thornhill.
Young. Most street and yard trees are still below the 20 cm permit threshold, which makes this the one area on the corridor where tree work is usually straightforward.
Interlock front yards and narrow frontages. There is less lawn to stack snow on than the house size suggests, and interlock needs treating rather than only clearing.
What actually changes the work
Every one of these is a real constraint on Patterson properties, not a sales angle. Knowing them before the quote is the difference between a job that holds and a job that gets redone.
New subdivisions are graded as a system. The shallow swale between two houses carries water to the street and it is there by engineering approval. Filling it, planting it or regrading across it moves water into somebody's basement, and the liability follows whoever changed it.
Lines and heads installed at build time rarely come with a drawing. Edging, bed work and sod replacement all cut them if nobody locates them first.
Patterson straddles L4J on the Bathurst side and L6A toward Dufferin and Maple. Conditions and lot types differ enough between them that a single street quote does not travel.
The rules that actually apply
Patterson is in the City of Vaughan. The thresholds below are that city's, and they are not the same as the city on the other side of the boundary.
A permit is needed to injure or destroy any private tree 20 cm in diameter or more, measured 1.4 m above grade. On a multi-stem tree the three largest stems are added together. The threshold is lower than Toronto's, which catches people who have moved up from the city.
Vaughan Tree Protection By-law 052-2018Grass, weeds and ground cover must be cut once growth passes 20 cm, and the duty covers the adjacent boulevard as well as the property itself.
Vaughan Long Grass and Weeds By-law 125-2022No owner may place snow or ice from their property, or from the boulevard next to it, onto a highway. Owners are also responsible for keeping the adjoining sidewalk clear and treating slippery areas.
Vaughan Road Allowance By-law 126-2024Vaughan plows roads and sidewalks once accumulation reaches a set trigger and clears driveway windrows after the plow passes. Service levels are published each season, so the current year's thresholds are worth checking rather than assuming.
An encroachment on the road allowance is allowed without a permit only if it sits more than 30 cm from a sidewalk and 100 cm from a curb. Anything closer, or anything projecting from private property over public land, needs a permit.
Before any quote
The Bartley Smith Greenway and the West Don corridor run through western Vaughan, so lots on that side can be valley-adjacent and inside a TRCA regulated area. Eastern Bathurst-side properties generally are not.
