Uplands sits in the valley formation along the East Don, wrapped around two golf courses. It has the steepest grades, the longest driveways and the most valley-adjacent lots of anywhere we work in Vaughan, and that combination is the single most important thing about quoting work here.
South of Highway 7, west of Yonge, around the Uplands and Thornhill golf lands

The housing
A mixture of bungalows and large two-storey houses, with mid-century modern sitting alongside Victorian, Neo-Gothic and Second Empire styles. Spacious lots and long driveways throughout.
The canopy
Mature specimen trees, most of them well past Vaughan's 20 cm threshold many times over. The Uplands Golf and Ski Centre covers 36 hectares and The Thornhill Club sits adjacent.
Winter here
Long, sloped driveways. A slope holds ice in a way a flat apron does not, and clearing it well means treating the surface after clearing rather than only pushing snow off it.

Every one of these is a real constraint on Uplands properties, not a sales angle. Knowing them before the quote is the difference between a job that holds and a job that gets redone.
TRCA permits, not just a city tree permit
Inside a regulated area, landscaping becomes development activity under Ontario Regulation 41/24 the moment it involves regrading, importing or removing soil, a retaining wall, or a patio larger than 15 square metres. Widening a driveway is caught too.
Big old trees on a 20 cm threshold
Vaughan's permit threshold is 20 cm. On lots with specimen trees, essentially everything is captured, and injury includes damage caused by working inside the tree protection zone.
Grade decides whether lawn and bed work holds
On a slope water leaves rather than soaks in. New sod, fresh beds and mulch all end up at the bottom of the hill unless the ground is prepared for the fall it actually has.
The rules that actually apply
City of Vaughan,
not the one next door.
Uplands is in the City of Vaughan. The thresholds below are that city's, and they are not the same as the city on the other side of the boundary.
A permit is needed to injure or destroy any private tree 20 cm in diameter or more, measured 1.4 m above grade. On a multi-stem tree the three largest stems are added together. The threshold is lower than Toronto's, which catches people who have moved up from the city.
Vaughan Tree Protection By-law 052-2018Grass, weeds and ground cover must be cut once growth passes 20 cm, and the duty covers the adjacent boulevard as well as the property itself.
Vaughan Long Grass and Weeds By-law 125-2022No owner may place snow or ice from their property, or from the boulevard next to it, onto a highway. Owners are also responsible for keeping the adjoining sidewalk clear and treating slippery areas.
Vaughan Road Allowance By-law 126-2024Vaughan plows roads and sidewalks once accumulation reaches a set trigger and clears driveway windrows after the plow passes. Service levels are published each season, so the current year's thresholds are worth checking rather than assuming.
An encroachment on the road allowance is allowed without a permit only if it sits more than 30 cm from a sidewalk and 100 cm from a curb. Anything closer, or anything projecting from private property over public land, needs a permit.
Before any quote
Protected-area status is checked per address, never per neighbourhood.
Valley-adjacent should be the assumption here rather than the exception. Any regrading, retaining wall, imported soil or patio over 15 square metres inside a TRCA regulated area is development activity and needs a permit before the work starts.
