Property care in Armour Heights
Armour Heights was built out over fifty years, from the 1920s to the 1970s, and Highway 401 was driven straight through the middle of it in the 1950s. The result is a neighbourhood where adjacent streets can look nothing alike and where getting from the north half to the south half is never direct.

The housing
Everything from modest two-storey three-bedroom houses to Tudor manor houses on ravine lots along Sandringham Drive, plus 1960s and 70s Modernist designs. Homes at the north end sit on the former York Downs Golf Club site.
The canopy
Valley green space along the west Don connects into Toronto's wider ravine network. Earl Bales Park sits immediately north, Don Valley Golf Course to the east.
Winter here
The severed street network matters more than the grade here. Routing between the north and south halves is indirect, which is why winter service is planned by pocket rather than by neighbourhood.

The ravine lots carry the strictest rules in the city
On the Sandringham Drive side, any tree of any size is protected, grade alteration and fill over five cubic metres require permits, and tree protection zones are double the standard. TRCA approval may be needed on top.
Former fairway land behaves differently
The north end sits on the old York Downs course, which operated there from the early 1920s until 1968. Land that was once a golf course tends to carry an engineered grading and drainage history, which is worth understanding before rebuilding a lawn on it.

Armour Heights is in the City of Toronto. The thresholds below are that city's, and they are not the same as the city on the other side of the boundary.
A permit is needed to injure, destroy or remove any private tree 30 cm in diameter or more, measured 1.4 m above ground. Injury includes failing to protect a tree properly during work, so root-zone compaction and regrading count. Penalties run from $500 to $100,000 per tree.
Toronto Municipal Code Chapter 813, Article IIITurfgrass must be cut once growth passes 20 cm. The same by-law requires properties to be kept clear of prohibited plants, and the named list is exactly what colonises a ravine edge: dog-strangling vine, garlic mustard, common and glossy buckthorn, Japanese knotweed, phragmites, giant hogweed, purple loosestrife, poison ivy and ragweed.
Toronto Municipal Code Chapter 489No owner or occupant may move snow or ice from private property onto a road, sidewalk or laneway. Sidewalks adjoining the property must be cleared within 12 hours of snowfall ending, and driveways, steps, walks and landings within 24 hours.
Toronto Municipal Code Chapter 719The City mechanically clears the large majority of public sidewalks once accumulation reaches 2 cm. Below that threshold the 12-hour clearing duty sits with the owner.
Soft landscaping on the City boulevard needs no permit, but boulevard trees are City property and are protected at any size.

Sandringham Drive and the valley edge are ravine-regulated. Streets set back from the valley are not. The 401 split means two halves with quite different conditions.
