Property care in Bathurst Manor
Bathurst Manor went up in 1955 and 1956 as six-room ranchers, seven-room split-levels and oversize bungalows, built at what one critic called a decent human scale with no house much grander or meaner than any other. It is one of the few mid-century enclaves in North York still mostly intact.

The housing
First homes in 1954, with the main push in 1955 and 1956. Builders included Delzotto and Sons, which later became Tridel. Now under teardown pressure from larger replacement builds.
The canopy
The West Don River valley borders the area, with the Forest Valley Outdoor Education Centre operating there. Six local parks including Wilmington Park. Seventy-year-old trees are common on the intact streets.
Winter here
Wider frontages are an advantage here. There is generally room to store cleared snow on the property without crowding the walkway or the driveway apron.

Seventy-year-old trees meet construction equipment
The intact mid-century stock under teardown pressure means mature trees at risk during rebuilds. Anything 30 cm or more is protected, and compaction or regrading in the root zone counts as injury under the by-law.
Valley-edge properties change the rules entirely
On the Blue Forest Drive side, the ravine by-law replaces the 30 cm threshold with any tree of any size, and adds grade alteration, fill and retaining walls to the permit list.
Scheduling around the community calendar
Bathurst Manor has long-established Jewish and Italian communities with several synagogues and community centres. Worth raising when you book so the schedule works around Shabbat and the holidays.

Bathurst Manor is in the City of Toronto. The thresholds below are that city's, and they are not the same as the city on the other side of the boundary.
A permit is needed to injure, destroy or remove any private tree 30 cm in diameter or more, measured 1.4 m above ground. Injury includes failing to protect a tree properly during work, so root-zone compaction and regrading count. Penalties run from $500 to $100,000 per tree.
Toronto Municipal Code Chapter 813, Article IIITurfgrass must be cut once growth passes 20 cm. The same by-law requires properties to be kept clear of prohibited plants, and the named list is exactly what colonises a ravine edge: dog-strangling vine, garlic mustard, common and glossy buckthorn, Japanese knotweed, phragmites, giant hogweed, purple loosestrife, poison ivy and ragweed.
Toronto Municipal Code Chapter 489No owner or occupant may move snow or ice from private property onto a road, sidewalk or laneway. Sidewalks adjoining the property must be cleared within 12 hours of snowfall ending, and driveways, steps, walks and landings within 24 hours.
Toronto Municipal Code Chapter 719The City mechanically clears the large majority of public sidewalks once accumulation reaches 2 cm. Below that threshold the 12-hour clearing duty sits with the owner.
Soft landscaping on the City boulevard needs no permit, but boulevard trees are City property and are protected at any size.
